"The Avenue"
located at the south west corner of Avenue Road and St Clair, appears to be
a very upscale project with 9' ceilings, fine finishes and outstanding
services. We believe however that with less then 90 units, maintaining the
services offered will eventually cost well over the projected $.50/ foot.
Another concern is constant ambulance noise running south along Avenue Road
to the various hospitals located on University, and don't forget those 24
hour a day TTC streetcars running along the St. Clair Avenue line. Have your lawyer insert a
"maximum in-suite noise level" in your sales contract in order to make sure
the builder delivers on noise limiting promises. Never-the-less The Avenue is a
top notch luxury building with lots of sensational features that you
might find attractive or even necessary for fine and comfortable living.
Pricing is expensive with
1100 sq ft units starting around $850.000 and prices going well over 2
million for a 2000 sq ft condo. Prices average around 900/ Sq Ft with
parking. If you check the ads below, you may see similar units
with better pricing.
